All services come with free consultation.

Design advice inherent in proficient real estate agent services—what to move, declutter, repair, etc.

A full evaluation is done of the property interior and exterior and subsequent plan determined for each space to stage it for sale. Work is performed by the sellers. May include painting, rearrangement, item removal, replacing hardware and/or fixtures, etc.
Includes a two hour initial meeting, 1 hour follow up, and 30 minute fine tuning session prior to photography.
This service is included for my seller clients with no obligation.
Service is available for outside sellers for a fee of $500. Payment is taken in advance.

This is a more involved and detailed plan for enhancing and rejuvenating your property, tailored to your individual timeline and budget. Includes items in the Limited Service Staging plan in addition to specifics on items such as layout, flooring, windows, tile, storage, paint, hardware, exterior, landscaping, artwork, etc. Work is performed or contracted by the clients.

In addition to a unique design plan, contractors are recruited and hired to complete desired changes to the property. Plan includes contractor quotes.
$900 design plan + 20% of contractors fee
Design plan fee paid in advance. Contractors commission fee paid upon completion.
Process
Perception is important in real estate. Sellers want their property to be perceived in a way that creates the highest perception of value. I am an agent with an art background that knows how to use everything from small tweaks to big statements to enhance the appeal of any space, even with limited means.
Working with me begins with a consultation where wants and needs are discussed. Whether buying or selling, staging, artwork rental, and/or full service design, what you need to enhance your property to its fullest extent in relation to your goals, timeline and budget will be determined. Once we come to an agreement on services, the property is assessed, a report written and paperwork processed.
More extensive design expenses may be taken from seller proceeds. For my seller clients, staging expertise and artwork rental is included with my agent services, a tremendous value.

Clients were advised in decluttering and staging their own furnishings for the most appealing photos and flow for the room. This allowed for greater focus on the highlights of the space.
Clients were advised on clearing the counters and surfaces of anything unnecessary. Cluttered counters made an already busy space feel cumbersome and uninviting. Their work gave it a more welcoming feel.
Clients were advised to paint this space a lighter color, remove the oversized dining table, and raise the light fixture. All of which they did, and it opened up and brightened the room immensely.
Repainting and adding a simple green element to this room drew attention to the beautiful window and natural light of the space while making it feel light and refreshed.
